Abu Dhabi Housing Authority (ADHA) has announced the start of the booking and purchase process for residential units in the West Baniyas Housing Project, marking a significant step forward in the way Emirati citizens access housing benefits in Abu Dhabi. Under the new approach, beneficiaries can choose their preferred house within a project they had previously expressed interest in.

The initiative follows a period during which the Authority provided beneficiaries with sufficient time to review the available houses, prices and the project's master plan. This enabled them to carefully consider their options and make informed decisions based on their family needs and financial capacity, while also coordinating in advance with eligible relatives who wish to live in the same project, creating greater opportunities for family proximity and neighbouring.
West Baniyas Housing Project is one of the Emirate’s government housing projects and is being developed by Modon Properties. The project will provide 1,500 houses, together with an integrated range of community facilities and services designed to meet the needs of Emirati citizens. Construction is expected to be completed in the second quarter of 2027.
The Authority is implementing a phased booking process that enables beneficiaries to select houses based on the type of housing service, household size and financial capacity. This ensures that the available options are aligned with the housing benefit provided and the specific needs of each family.
As part of its efforts to strengthen family proximity, the Authority has analysed data on eligible first- and second-degree relatives, enabling them, subject to availability, to select neighbouring houses within the project. This approach supports extended family living arrangements and reflects the objectives of the Year of the Family in promoting family stability and stronger social ties.
The first phase of the booking process will be open to beneficiaries of the Housing Grant, who will be offered designated houses within the value of their housing benefit, with eligible first- and second-degree relatives also given the opportunity to book house s alongside them.
The next phase will be open to beneficiaries of the Deferred Housing Purchase Loan, with eligible first- and second-degree relatives also able to book during the same phase. Beneficiaries may choose a house within the value of their loan or a higher-value house, provided they pay the difference in cost in accordance with the approved procedures.
The booking process will then open to beneficiaries of the Housing Purchase Loan, with access to the available residential units in accordance with the applicable terms and conditions.
The Authority explained that the houses displayed to each beneficiary may differ from those available to other beneficiaries, depending on the data and circumstances associated with each case. It also confirmed that all houses in the project are designed to allow for future expansion, enabling families to adapt and extend their house s as their needs evolve over the long term.
The booking process will be conducted electronically through a link sent to eligible beneficiaries by SMS, according to the designated phase for each category. Beneficiaries will be able to review the houses available to them and select the one that best meets their family's' needs.
The new approach reflects the Authority's commitment to developing a more flexible housing model in which the happiness and needs of Emirati citizens are a key driver. It gives citizens a greater role in the decision-making process, enabling them first to choose the housing project they are interested in and then select the house that best suits their needs within that project. The approach also takes into account financial capacity and family requirements, while creating greater opportunities for relatives to live close to one another, supporting quality of life and family stability across Abu Dhabi.
